Home Expert offers three types of Building Survey:

Home Buyers Report otherwise known as a Full Survey: The report is usually between 20 and 30 pages covering all aspects of the property from cellars to roof. Appurtenance are included.

The main objective in the Home Buyer’s Service is to give clients considering buying a residential Property the professional advice which will assist them:

  • to make a reasoned and informed judgement on whether or not to proceed with the purchase.
  • to assess whether or not the property is a reasonable purchase at the agreed price.
  • to be clear what decisions and actions should be taken before contracts are exchanged.

The Home Buyer’s Report therefore covers the general condition of the property and particular features which affect it’s present value and may affect it’s future resale. The report focuses on what is judged to be urgent or significant matters.

The report is not a full structural survey of the building, however it will highlight any visual structural defects that might require further investigation. In most cases it is not acceptable to damage the fabric of the building.

The report covers a full visual description and inspection of the property as well as out-houses. Checks include that all appliances and services are in working order, and are as described by the vendor or vendor’s agent.

However this report on the current state of the building, does not offer a building guarantee, that can only be legally offered by the original builder, or builder of subsequent work.

Boundaries and possible points of contention are identified.

The checking of building control and conformity is the role of the notary, however best endeavours are made to highlight any obvious infraction or undeclared modification to the property.

The report does not include a property valuation, but allows the purchaser to proceed with an eventual purchase equipped with the necessary facts with which to make an informed decision. 

 

Bullet Point Survey covering the essential points: The report is usually between 2 and 4 pages. 

The Bullet Point Survey is as thorough on site; only the deliverable is abridged.

 

Surveyor’s Opinion which is a verbal report given to the buyer on site. Covering all aspects of the property from cellars to roof.

 

Home Expert is also able to offer Specific Surveys for particular issues, for example subsidence or damp problems.

 

Home Expert is able to offer Evaluation Surveys where required by banks or the legal profession, these normally require the same thorough survey, but with a modified deliverable, in either English or French.

 

Flying Surveyor Service: not quite as glamours as RFDS, but close your eyes and image… if you are already dreaming of a house in France anything is possible.
